Before Buying a Home in New Zealand: 5 Things a Developer Looks at First

When most people look for a home in New Zealand, they usually focus on four things:

  • Location
  • Price

These are all important factors.

However, after spending more than a decade involved in renovation, development, and property projects in Auckland, I have learned to ask a different question first:

“What future options does this property create?”

A property should not be judged solely by its current appearance.

A developer often looks beyond today’s condition and considers factors that may influence future flexibility, usability, and long-term value.

Some of the key considerations include:

1. Access

Can the site be easily accessed?
Does the layout create opportunities or limitations for future use?

2. Drainage

How are the stormwater and wastewater systems arranged?
Could infrastructure become a future constraint?

3. Contour

Is the land flat, sloping, or complex?
Topography can significantly influence costs and future possibilities.

4. Future Potential

What options might exist beyond the current use of the property?
Could renovation, expansion, subdivision, or development become possible in the future?

5. Holding Strategy

How does the property fit within the owner’s long-term goals?
The best decision often depends on how long a family plans to stay and what they want to achieve.


Property Decision Ladder™

Not every property should be developed.
